Request for Proposals for Redevelopment and Preservation of Historic Carnegie Library Building

The City of Kaukauna’s Redevelopment Authority is Requesting Proposals for the Redevelopment and Preservation of the Historic Carnegie Building.

This request for proposal highlights an exciting opportunity to redefine the historic municipal complex of Downtown Kaukauna. The 5,000 SF National Register-listed historic Carnegie Library (municipally-owned) is located next to a 25,000 SF (privately owned) former City Municipal Building (referred to in the RFP as the “Cops Building”), which we believe to be eligible for National Register listing. As detailed in the RFP, the private owners of the Cops Building are interested in selling their property for redevelopment purposes. While the City RFP speaks in greater detail to the conditions of the 5,000 SF Carnegie Building, it also offers insight into the potential of the larger, neighboring 25,000 SF Cops Building.

The surrounding site offers up to an additional 1.5 acres of waterfront land for new development. Proposals that incorporate the redevelopment of one or both of these historic buildings and possible new on-site residential, mixed use or commercial development are welcome. A portion of the surrounding greenspace (excluding the up to 1.5 acres) will be maintained for public use as a municipal open space, and proposals should speak to how their development could better active this urban open space for public use.

We are sharing this Request for Proposal widely among the architectural, development and brokerage communities in hopes that this redevelopment opportunity in the Fox Cities reaches a qualified and interested party. Firms with prospective tenants, experience in adaptive reuse / historic preservation, and property development are encouraged to apply.

Both properties are available for walk-through showings – we ask for a minimum of 48 hour notice for showings of the privately owned Cops Building.

Responses to the Carnegie Building RFP will be accepted electronically with the following submittal criteria:

  • Submit electronically to [email protected]. Paper submissions will not be accepted.
  • Use the subject line Carnegie Building RFP + (Name of your firm).
  • Links including a proposal sent from a file-sharing platform should be accompanied by an additional email from your firm directly to ensure receipt of files.

Proposals will be accepted until 4:30 PM (CST) on Friday, February 7, 2020.
